Washoe County Assessor Chris S. Sarman is mailing Property Tax Cap Claim forms to approximately 42,000 property owners during the next week. This form gives property owners the opportunity to claim the low 3% tax cap for properties that are the owners’ primary residence or for certain qualified residential rental properties. If you receive a Tax Cap Claim form in the mail, please fill it out and return it to the Assessor, or file it online. This mailing is the for upcoming 2026/2027 fiscal year and is due by June 30, 2027. However, to align with the billing cycle of the Treasurer, we ask for forms to be returned by June 15, 2026.
Assessor Sarman reminds all property owners to verify the tax cap status on their property. This can be done by checking a parcel number, address, or ownership on the Washoe County Assessor’s website at the website below. Additional sources for verification include valuation notices, tax bills, or simply calling the Assessor’s Office. Contact information is provided below.
“We don’t want the taxpayer to pay more taxes than they should, so it’s important to us that the correct tax cap is assigned,” Sarman said. “If a home qualifies as someone’s primary residence, that property should be receiving a low tax cap of 3%,” Sarman added.
To receive the lower tax cap of 3%, the owner of a property must file the claim form to show they meet the qualifications. If you notice the current tax cap status for your property is incorrect and you owned the property on July 1, 2025, there is still time to file the Tax Cap Claim form for the current 2025/2026 fiscal year.
The deadline to submit a Tax Cap Claim form for the 2025/2026 fiscal year is June 30, 2026. These forms were mailed last year but can still be obtained online or by contacting the Assessor’s Office. Or, if you didn’t receive a form but find a correction is needed, please contact the Washoe County Assessor’s Office.
