Washoe County Assessor Chris Sarman reminds property owners to verify the tax cap status on their property. This can be done by checking a parcel number, address, or ownership on the Washoe County Assessor’s website. Additional sources for verification include valuation notices, tax bills, or simply calling the Assessor’s Office. Contact information is provided below.
“We don’t want the taxpayer to pay more taxes than they should, so it’s important to us that the correct tax cap is assigned,” Sarman said. “If a home qualifies as someone’s primary residence, that property should be receiving a low tax cap of 3 percent,” Sarman added.
In an effort to provide quality public service, the Assessor’s Office has mailed approximately 41,500 forms to properties in question this year. If you receive an abatement form in the mail, please fill it out and return it by June 15. If you didn’t receive a form but find a correction is needed, please contact the Washoe County Assessor’s Office. To receive the lower tax cap of 3 percent, the owner of a property must claim the property as their primary residence. If the property is held for alternative purposes, certain conditions can still qualify the residence as well.
The deadline to submit a partial abatement claim and correct the current fiscal year (23/24) is June 30th, 2024. These forms were mailed last year but can still be obtained online or by contacting the Assessor’s Office. Today’s new mailing is applicable for the upcoming fiscal year (24/25). In order to update the tax cap status prior to the property tax bill being issued by the Treasurer in July, please submit the form by June 15, 2024. However, if you miss this June 15 deadline, you have until June 30, 2025, to submit the form for the 2024/2025 fiscal year and an adjustment may be made to the property tax bill.
